The first place by a huge margin was taken by the PIK group of companies, which was not difficult for the largest developer not only in Moscow, but throughout Russia. Moreover, it has been operating since 1994 and specializes in comfort-class residential complexes that are in high demand. Since the beginning of its activities, the developer has built about 25 million square meters. meters of housing. In 2022, 26.9 thousand transactions took place in the developer's capital projects, which accounted for almost half of the total number in the primary market within the old borders. The area of ​​sold housing reached 1.2 million square meters. meters, the cost is 325.2 billion rubles. The most popular projects are Lublin Park, Matveevsky Park and Amur Park. Also, these complexes topped the rating of the best-selling mass new buildings in “old” Moscow in 2022. They accounted for a total of 5.4 thousand transactions or 14.3% of the total volume in the segment.

“Lublin Park” is being built in the Lublino district in the southeast of the city. The project includes 54 residential buildings, three schools, seven kindergartens, and a clinic. The first houses were completed in 2020. Apartments cost from 5.3 million rubles for a studio of 20 sq. meters. This housing is finished, it will be rented out in 2025.

Matveevsky Park is being sold in Ochakovo-Matveevsky in the Western District. The complex includes residential buildings, two schools, an elementary school block, three kindergartens and a shopping center. The houses will be commissioned at the end of this year. Developer “Donstroy” – 5.2% of all transactions

Next comes Donstroy, one of the largest developers in Moscow. This company was also established in 1994. Until 2018, when the developer launched its first comfort-class project, Donstroy built exclusively business, premium and elite class complexes. The company has built 5.5 million real estate. At the end of 2022, the developer sold 2.8 thousand apartments and apartments (market share – 5.2%) for 190.6 thousand square meters. meters. The number of transactions is almost 10 times less than that of the leader of the rating. However, in terms of revenue, Donstroy, which sells more expensive housing, lost not so noticeably: four times. The company earned 82.8 billion rubles. The most demanded projects are “Island”, “Symbol” and “Event”. The “island” is being built in the Mnevnikovskaya floodplain in Khoroshevo-Mnevniki (SZAO).
