In a month, implementation and booking began in eight new projects, new buildings were released in the same number of “old” complexes

In July 2022, developers brought six new projects to the primary housing market in “old” Moscow, the analytical center “Real Estate Market Indicators Irn.ru” calculated. These are Soyuz, Intelligent, Cosmo 4/22, Republic, Dom Malevich and Dmitrov Sky. In total, they received 16 new buildings. Booking has begun in two more complexes – “House on Malaya Gruzinskaya” and “Koroleva, 13”. Each of them has one house. Also, 21 new buildings were launched in eight ongoing projects: Matveevsky Park, Club City on the Primavera River, Perovskoe 2, Holland Park, Amur Park, Foriver, Lublin Park and Metropolia.

The most active developer was the PIK group of companies, which opened sales in 11 new buildings in five existing complexes within a month. Plus, its structure, the Forma company, brought out two buildings in the new complex. Of the eight projects in which implementation or booking has begun, four are located in the Central Administrative District, the rest are in the northeast and north of the capital. Of the “old” complexes, three are being built in the southeast, two in the northwest, and three in ZAO, VAO and YUAO. The minimum cost of housing in new buildings and projects is 5.2 million rubles per apartment and 170.6 thousand per sq. m. meter in block No. 16 of the residential complex “Lublin Park”. The highest starting price was in Cosmo 4/22 and House on Malaya Gruzinskaya. In the first one, apartments cost from 43 million rubles, and in the second, the price of a “square” starts from 970 thousand rubles. Almost all new buildings and complexes are commissioned in 2024-2025.

Projects at the start of sales Soyuz Residential Complex

On July 1, the Rodina group opened sales in the Soyuz premium project in Rostokino in the northeast of the city. This is a sports and recreation cluster of youth and health. It will appear on the territory of the Iskra stadium, whose history dates back to the 1930s. The complex includes six buildings: five 21-storey buildings with 956 apartments with an area of ​​40.6-186 sq. meters and a building with catering, trade and offices. A day later, sales started in another project in the center of Moscow – in the elite complex Cosmo 4/22, which Hals-Development is building on Balchug. More precisely, on Kosmodamianskaya embankment, to which the name refers. The complex is being implemented on the site of the Baikal Hotel. The house in which it is housed was built at the beginning of the 19th century. “Cosmo 4/22” consists of two six-storey buildings with 81 apartments with an area of ​​45-176 sq. meters. The most affordable lot can be bought for 43 million rubles, and the most expensive one costs 483.4 million rubles. “Square” is estimated at 862.2 thousand to 3 million rubles. The project will be put into operation later than Intelligent – in the fourth quarter of 2024.

LCD Republic

On the same day, the implementation of the first stage of the Republic premium-class quarter was opened, which is also being built in the Central Administrative District – on Presnya. Previously, there were car repair workshops of the Moscow-Alexander Railway. This is a project of the Forma company, which is part of the PIK group of companies. The complex includes 10 residential buildings with a height of 24-45 floors, an office building and four renovated workshops. In the first stage, two 26-storey buildings with 389 apartments with an area of ​​26.9-126.2 sq. meters.
