In the first half of 2024, apartments in elite new buildings in Moscow were sold under equity participation agreements, the total area of ​​which, according to estimates by Sminex experts, amounted to 16.5 thousand square meters. The transactions took place in projects of 11 developers, while 81% of the sold areas were accounted for by five developers. Experts from the portal “Elitnoe.ru” talk about leading companies and their projects in the luxury segment.

1. Sminex – 8.4 thousand sq. m.

The rating was topped by Sminex. It was founded in 2007. In 2022, it acquired the developer Inteko, which began development in 2001. Sminex accounted for 8.4 thousand square meters, or 51% of the total volume of housing sold in elite complexes under construction in Moscow. Revenue amounted to 13.8 billion rubles. Sales were recorded in five projects: Tishinsky Boulevard (pictured) on Elektrichesky Lane on Presnya, Ilyinka 3/8 near the Ploshchad Revolyutsii metro station near the Kremlin, Lavrushinsky on Bolshoy Tolmachevsky Lane near the Tretyakov Gallery, Obydensky No. 1 on 3rd Obydensky Lane near the Cathedral of Christ the Savior, and Chistye Prudy on Potapovsky Lane not far from Chistye Prudy. According to the developer's website, there are about 370 apartments and flats for sale in total. Prices start at 61.1 million rubles for a one-room apartment of 56.3 square meters, located on the second floor in building No. 4 of Tishinsky Boulevard.

2. “Donstroy” – 1.9 thousand sq. m. m

Second place, with a noticeable gap, was taken by Donstroy, founded in 1994. In six months, the company sold 1.9 thousand square meters of housing, or 11% of all areas in the segment, receiving 914 million rubles. The developer is selling Dom XXII in the Savvinskaya Embankment area in Khamovniki. The complex has 30 apartments for sale. The minimum price is 96 million rubles for a one-room apartment with an area of ​​53.1 square meters. m. Housing is offered on the third floor of the building.

3. MR Group – 1.4 thousand sq. m

The third place went to MR Group, which has been operating on the market since 2003. In January-June, the developer sold 1.4 thousand square meters of housing (market share – 8%), earning 1.2 billion rubles for it. The transactions took place in three complexes that the company is building under the elite housing brand MR Private. These are Nicole and Luce near the Kremlin, near the metro stations “Ploshchad Revolyutsii” and “Arbatskaya” respectively, as well as Forum on the Garden Ring near the metro station “Sukharevskaya”. Sales in them are conducted in closed mode.

4. SZ “Ekran” – 1 thousand sq. . m

Next comes the specialized developer Ekran. It was founded in 1992. In the first half of the year, SZ Ekran sold 1 thousand square meters of “elite” housing, which amounted to 6% of the total area sold in the segment. In total, buyers paid 3 billion rubles for housing. The developer is building the Russian Seasons complex on Bolshaya Ordynka Street near Tretyakov Gallery. The project offers 37 apartments. Sales are closed.

5. Vos’hod – 880 sq. m

The top five is rounded out by developer Vos’hod, founded in 2019. From January to June, the company sold 880 sq. m of space, or 5% of the total footage in the elite class. Revenue amounted to 1.1 billion rubles. The company has three complexes: two near the Kremlin, including Central Telegraph (pictured) on Tverskaya Street and Brusov on Bryusov Lane, as well as Armani/Casa Moscow Residences on Staromonetny Lane near the Tretyakov Gallery. The projects are undergoing closed sales.
