The preferences of homebuyers have changed both when choosing the best floors and the location of the house
Priorities when choosing the ideal home are constantly changing. For example, until the mid-90s, when buying an apartment, the phrase “first and last floors are not offered” was often found in ads.
At that time, the lower floors were off-putting both because of their proximity to the basement and because they allowed people to see what was going on in the apartment from the street. And the dislike of the upper floors was due to the low quality of construction in the USSR: the roofs of apartment buildings leaked, and elevators often broke down. Therefore, in Soviet and post-perestroika times, people preferred the golden mean: floors four through six were considered ideal for living. Today, the attitude towards apartments on the first floors has changed dramatically: basements are no longer built, they have been replaced by underground parking lots and individual cellars, and spacious lobbies for residents, coffee shops, and beauty studios are most often designed on the first floor. And the upper floors have long been the most popular. The most expensive and prestigious lots are sold there in modern new buildings (EVOPARK Sokolniki in the photo below).
The preferences of home buyers are also changing when choosing a location. For example, in Soviet times, the party, creative and scientific elite, who had the opportunity to choose their place of residence, often settled in Cheryomushki, Fili-Davydkovo and Krylatskoye – not the most prestigious areas from the point of view of a modern Muscovite.
Since the 2000s, an important criterion for choosing an apartment in Moscow has been the distance of the building from the city center. The prestige of housing was inversely proportional to its location relative to the Kremlin. The ideal apartment had a view of its towers from the windows, but even when building an apartment building outside the Third Transport Ring, advertisements often indicated that the journey to the Kremlin by car was 20 minutes. The criterion is certainly striking, but not unambiguous: not all Muscovites need to travel to the Kremlin regularly.
In recent years, priorities have changed. According to analysts from the Calltouch service, today home buyers pay attention to the proximity of large forest parks, large bodies of water, comfortable local area, as well as the presence of developed infrastructure in the area: schools, kindergartens, shops and medical institutions. And the most important criterion has become a good neighborhood. If you put all the requests together in a general picture, it becomes clear that now apartment buyers prefer not to waste time on the road, but to live in an ecosystem where there is everything necessary: green recreation areas, shops, clinics and friendly neighbors.
The most advanced developers are already building complexes based on these trends. It is interesting that the options of new projects even have a positive effect on good neighborly relations. For example, GC Osnova allocates a lot of space in its projects for public areas where residents can meet and spend time. Thus, in the residential complex UNO. Golovinskiye Prudy (pictured above), the completion of which is scheduled for the end of this year, in addition to a lobby with upholstered furniture (and such an option can be found in many modern complexes), a “sky patio” on the roof with an area of 150 square meters will be organized for the neighbors’ leisure, including a lounge area, a bar and a playground. This year, the development group began construction of two projects under a new common brand: EVOPARK Sokolniki (pictured below) and EVOPARK Izmailovo. The first is being built in the Preobrazhensky District of Moscow near the Yauza River at 5 Poteshnaya Street. According to Yandex.Maps, the distance from the complex to Sokolniki Park is 481 steps (360 meters). If you walk from the house in the opposite direction, you can reach the park on Krasnobogatyrskaya Street in eight minutes. This is about 900 steps. As for schools, shops and clinics, there is no point in listing them: Sokolniki is a district with a long-established infrastructure. In addition, the first floors of the project will be given over to cafes, beauty salons, shops, a pharmacy and a dry cleaner.
Traditionally, GC Osnova pays much attention to the improvement of the territory. The developer already has projects with bright solutions for the courtyard space. For example, the residential complex “VERY on Botanicheskaya” near the garden of the same name, where out of three hectares of the complex's territory, two are given over to a courtyard-park with a unique floating bridge.
In “EVOPARK Sokolniki”, the territory will be divided into two parts. In the courtyard, there will be functional zones: children's and sports playgrounds, recreation areas, and on the side of the Yauza River, the company will equip an amphitheater, from which a picturesque view of the embankment will open. The complex itself consists of two sections of varying number of storeys (13-19-20 floors). Each section will have a lobby with a reception desk, recreation areas with upholstered furniture, mother-and-child rooms, and pet paw washing facilities. In addition, the first floor will have a party room, a coworking area, and a children's playroom.
There will be 555 lots in “EVOPARK Sokolniki”. The most affordable of them is a studio with an area of 23.8 square meters – at the time of publication of this article, it costs 8.1 million rubles. There are lots in the complex with terraces with views (pictured above). All lots have high ceilings: on standard floors the height will be 3.12 meters, and on the top, twentieth, floor – 4 meters. Another project, EVOPARK Izmailovo (pictured below), is being built by GC Osnova in Perovo, at the address: Elektrodnaya Street, 2A. On the opposite side there is a park with Vladimirsky Pond, which starts from the Shosse Entuziastov metro station. If you walk along the park, the distance to the station is 350 meters or 468 steps. And after the metro station, 250 meters away, Izmailovsky Park begins.
The complex consists of one 18-storey building. The first floor of the building will also be given over to infrastructure: shops, cafes and service departments. The courtyard will be equipped with playgrounds, an amphitheater with a shade canopy, a workout zone and a petanque area.
The lobby of the complex with high ceilings of 4.2 meters will be decorated with a designer interior and panoramic windows. Here, as in the previous project “EVOPARK Sokolniki”, there will be a reception desk for concierge service, a private area with tables and upholstered furniture, a mother and child room and a room for storing baby carriages. This project is more intimate, designed for 289 lots (pictured below), and the cost per square meter is lower, and the price per lot starts from 8.4 million rubles. For this money, you can buy a studio with an area of 31 sq. meter.
It is worth considering that now both projects of the GC “Osnovy” under the EVOPARK brand are at the start of sales, and lots of small areas are still available, but they are usually quickly taken apart.
