So, in the first quarter of 2020, 13 new complexes appeared on the metropolitan market; in the first quarter of 2021 – 19; in the first quarter of 2022 – 21; in the first quarter of 2023 – 18; And last year a decrease began, but still the developers launched 14 projects for the first quarter.

And what do developers do? Let's remember how new players appeared on the housing market 10-15 years ago. Successful companies from other sectors of the economy, attracted by high incomes of developers, tried their strength in the construction of housing. In recent years, the opposite situation has developed: developers who have earned for many years on the construction and implementation of real estate, try their hand at the hotel business, the production of building materials and many other promising areas of the economy.

So, the Civil Code of the Basis, in the current portfolio of which there are 20 development projects, has recently been actively developing a network of urban resorts operating under the thermoland brand (in the photo above and lower). According to the commercial director of the group Igor Sibrenkov, from the beginning of 2024 to April 2025, eight new thermal complexes appeared in various regions of Russia. And the Group “Basis” itself became the largest operator of thermal complexes in our country. But this is far from everything: by the end of this year, the company, according to Mr. Sibrenkov, plans to increase the number of its own complexes to 20.

It is worth noting that the first “thermolend” in the Moscow shopping center “Rio” was opened a long time ago, in the fall of 2019. However, in almost five years (from 2019 to 2023), the development group opened only 4 thermal complexes. Whereas in just two years (2024 and 2025), if the company's plans are implemented, 16 thermoland resorts will be launched. And in addition to thermal complexes, the development group actively invests in the construction of suburban hotels and various directions of the entertainment sphere.

In addition to the already mentioned Group of Companies, the Basil and Ava Group, several more developers drew attention to the hotel sector. In particular, the LSR group at the beginning of last year signed an agreement with the Rotana hotel operator on the opening of three hotels on the Sochi coast. And a little later, the Ural developer “Atomstroykompleks” announced plans to launch a network of eight hotels in the Urals Federal District.

More actively developers are invested only in the production of building materials. So, the FSK group in 2022 bought glass factories that previously owned by the American company Guardian Glass. And in 2023, the developer acquired from the Belgian Sibelco group the business for the extraction and processing of clay necessary for the production of brick and ceramic products.

At the beginning of last year, the development company Brusnika announced plans to build a production cluster in New Moscow, which will produce reinforced concrete structures, aluminum windows and stained glass windows. However, it is difficult to list all the interests that developers have recently appeared. To survive the crisis in the real estate market, about 80% of development companies diversify the business. And the remaining 20% ​​can be divided into two categories: the developers own large state-owned banks (for example, Donstroy and Gallis-Development belonging to VTB), who do not need to demonstrate miracles of flexibility and ingenuity to survive vague times, and shot down pilots who are likely to be bankrupt.
