Developers are cunning, talking about the love of buyers for self-repair, and they actively vote in rubles for ready-to-move housing

For a long time, all apartments in elite new buildings were sold without finishing. Developers explained it simply: wealthy people like to show individuality and, as a result, do repairs on their own. In this explanation, there was much more slyness than truth. Suffice it to recall the phrase “survive the repair.” And in projects where apartments were rented out in a draft format, the scale of repairs increased many times over: walls had to be erected between rooms, floors had to be poured … However, even after finishing their own apartment, the problems for the homebuyer did not end. Compressors and perforators were noisy in neighboring apartments for many years, and workers continued to transport cement and bricks in elevators.

It is hard to imagine that wealthy people liked such a life, but the cunning of developers is easy to explain: in the beginning of 2000- x demand significantly exceeded supply, and the opinion of the buyer, even if very rich, was of no interest to anyone. All the same, apartments in new buildings sold like hot cakes, and there was no need to understand the fine adjustments of the design of the premises.

The situation began to change in 2008-2010: after the global financial crisis, the real estate market began to turn towards the buyer. First, apartments in the white box format appeared in the projects, and then with a fine finish. Including in the elite segment, where developers often involve eminent Western experts in creating concepts for the interiors of public areas and apartments. Such masters of design as Kelly Hoppen, Philippe Starck, Karim Rashid and many others worked on the interiors of Moscow new buildings.

Buyers voted in rubles: apartments with designer finishes were sold many times faster than housing in a draft format. And, as it turned out, many wanted to show their own individuality with the help of furniture, textiles and decor.

Recently, however, the situation has begun to turn in the opposite direction. In the spring, within the framework of the fifth package of EU sanctions, Brussels banned the import of varnishes, paints, sanitary ware, ceramic tiles and
etc. And developers of luxury housing are faced with a shortage of high-quality finishing materials and household appliances, says VSN Rielty Development Director Vyacheslav Antropov. As a result, several new premium projects, where apartments were originally planned to be sold with finishing, were put on sale in a draft format.

“Developers no longer risk offering a fine finish, as they did just a few years ago,” notes the managing partner Intermark Real Estate Dmitry Khalin. According to the expert, today developers cannot calculate the economics of finishing, and buyers are afraid that it will be made of poor quality materials.

Increasingly, developers of premium new buildings are beginning to say that buyers are very fond of doing repairs themselves. However, so far there are still developers who display projects with final finishing.

At the end of September, Osnova Group announced that 80% of the materials and equipment needed for finishing work in the apartments and public areas of the Red7 premium complex, which is being built on Akademika Sakharov Avenue, were delivered to its warehouses from Europe. And the remaining 20% ​​of finishing materials will be delivered in full before the end of this year. The Red7 complex will have 289 lots ranging from 34 to 207 sq. meters. All apartments will be handed over with decoration from the famous architectural bureau Oleg Klodt.

The warehouses of the development group currently have about 1,000 sq. m. meters of beige marble from the Italian company Agglotech, which has high strength and wear resistance. Also, 5 thousand square meters were delivered to Moscow. meters of Italian porcelain tiles manufactured by Emil Group and 4.5 thousand square meters. meters of Imola brand tiles. In addition, in the warehouse of Osnova Group, in the volume necessary for finishing all apartments, plumbing fixtures from German manufacturers Bette, Duravit and Tece, as well as sockets and premium series switches from the Italian company BTicino, which is part of the Legrand concern, have been accumulated. It is worth noting that more than 1 million bricks from the German manufacturer Deppe, which will be used to line the facades of the Red7 complex, were brought to Moscow by the developer last year.

But the Red7 example in the current premium new build market is the exception, not the rule. Most developers today plan to sell apartments without finishing. And after the issuance, their buyers will again have to show individuality, experiencing repairs.
