A boom in mortgage transactions, a desire to move out of town, the formation of community villages and integrated development of territories
In 2024, the interest of real estate buyers in the suburban segment was actively growing. According to the company “Ricci | Residential Real Estate”, the development of the market was affected by the increasingly widespread use of mortgages for houses, the trend of moving out of town, the creation of community villages, and the integrated development of territories and infrastructure. Experts from the portal “Elitnoe.ru” talk about the main trends in the “suburban” segment in the first half of 2024.
Boom in mortgage demand for cottages
In the first half of this year, demand for mortgages for cottages reached its peak. According to VTB, in the first half of 2024, mortgage borrowers in Russia received over 380 billion rubles for the construction of individual houses. This is a record amount, which is more than twice the figure for the first half of last year. Due to reduced rates, people sought to get a mortgage for a “country house” under state programs, so their share in the structure of issues increased sharply. At VTB, the number of preferential transactions in the individual housing construction and finished cottages market reached 75% in June against 33% a year ago.
According to Ekaterina Lomteva, CEO of Ricci | Residential Real Estate, all major state programs with a subsidized rate were available, including preferential mortgages for new buildings at 8% (“Gospodderzhka-2020”), family mortgages, and IT mortgages. The end of preferential mortgages on July 1 reduced demand, but borrowers continue to use other programs, although the terms of both family and IT mortgages were updated on July 1 and August 1, respectively. In the family mortgage, the changes mainly affected the narrowing of the circle of possible borrowers and raising the rate to 6% for residents of the Far Eastern Federal District. The largest cities of Russia, Moscow and St. Petersburg, were excluded from the IT mortgage.The trend of moving out of town
The increasing prevalence of mortgages has caused buyers to reorient their urban lifestyle to the countryside. “The curtailment of preferential programs,” said Sergei Babin, head of the Mortgage Lending Department at VTB, “will obviously cool this market, but the trend of moving out of town can no longer be stopped.” Ekaterina Lomteva believes that people are increasingly choosing a house outside the city over an apartment, given the outpacing growth in prices for new buildings in recent years, as well as the increasingly dense development of Moscow.
When choosing a cottage in a comparable budget, you can count on a different quality of life: a larger square footage, your own plot, a forest and a pond nearby, a healthier environment in general. For example, in the Riga Family village, located on Novorizhskoye Highway 57 km from the Moscow Ring Road, the cost of houses starts from 15.3 million rubles. In the same budget, you can choose a cottage in the Pervy Pionersky village, also located on Novaya Riga, but a little closer to Moscow.
Creation of community villages
The next trend is the creation of community villages – it is connected with the two previous ones. Favorable mortgage terms for individual housing construction and the availability of prefabricated technologies have brought new players to the suburban segment. In response to high demand, rental villages and point development are appearing on small plots. New projects are also developing in the mass segment: located on Novorizhskoye Highway “Pavlovy Ozera” (16 km from MKAD), Crystal Istra (18 km from MKAD) and Riga Family (57 km from MKAD); “Skhodnya life” on Novoskhodnenskoye Highway (13 km from MKAD); Ziggurat Resort & Club and Ziggurat Country Club on the bank of the Ruza Reservoir (120 km from MKAD). They are aimed at families of different ages. As a rule, infrastructure facilities for recreation, entertainment, and social interaction are built on the territory, that is, cross-generation communities are created that are united by a suburban lifestyle.
Such villages are often intended not only for summer holidays, but also for year-round living. The spread of remote work supports a steady demand for affordable suburban housing in projects where there is infrastructure and high-quality Internet connection. Thus, Ziggurat Resort & Club provides a large-scale sports and recreational infrastructure: a children's club, an activity park, a bath complex and an equestrian club, a beach and a yacht club with a pier, a ski slope, a helipad, etc. The Skhodnya Life village has a kindergarten, a restaurant, a spa center, and an equestrian yard.
KRT and infrastructure development
The trend towards a country lifestyle is also developing against the backdrop of the use of the mechanism of integrated territorial development. With its use, roads and public infrastructure are built and jobs are created in parallel with the construction of villages. This solution allows combining the advantages of a “fence” with the comfort of a full-fledged well-thought-out environment.
Comprehensive infrastructure development is becoming a trend in the expensive segment of the market. Among the main requests are the presence of high-level educational institutions, sports centers, swimming pools and restaurants on the territory or next to the project, along with shops and household services. “Hotel-level service is in demand,” added Ekaterina Lomteva. For example, in the Zalesye residence (New Riga, 88 km from the Moscow Ring Road), being implemented in collaboration with the five-star Cosmos Collection Izumrudny Les hotel, a library, gourmet restaurants, a wine cellar, a sports complex, a spa complex, a safari park, equestrian and shooting clubs, and a lake for fishing are available.
