In the first half of 2024, the activity of developers in the Moscow business-class new buildings market has increased significantly. According to the NF Dom real estate agency, reservations or sales began immediately in 18 projects, while in January-June a year earlier – only in eight. Experts from the Elitnoe.ru portal selected the most affordable of these complexes. In the project that topped the rating, the cost of apartments starts from 8.1 million rubles. In the other complexes, apartments are sold, and their minimum cost does not differ much: from 11.5 to 12 million rubles. Buyers of housing will have to wait until 2026-2028 for the keys.

1. MFC “EvoPark Sokolniki” – from 8.1 million rubles

The first place among the most affordable projects was taken by EvoPark Sokolniki. This is the first complex of the Osnova group under the EvoPark brand, which involves the construction of houses near parks. In this case, near Sokolniki Park, in the Preobrazhenskoye district in the east of Moscow. EvoPark Sokolniki is a house of 41.2 thousand square meters, consisting of two buildings with a height of 13-19-20 floors on a common stylobate. The buildings are designed for 555 apartments with an area of ​​23.8-170.6 square meters. Their cost starts from 8.1 million rubles for a studio of 23.9 square meters. m. The new building will be commissioned in the second quarter of 2026.

2. Residential complex “Shelepikha” – from 11.5 million rubles

Next comes the Shelepikha complex, being implemented by the Mosrealstroy company as part of the transport hub of the same name. It is located in the Presnensky District of the Central Administrative District, not far from the Moscow-City business center. The 63.4 thousand square meter project consists of two 36-story towers with a stylobate. A total of 653 apartments with an area of ​​23.7-162 square meters are planned. Buying a studio will cost at least 11.5 million rubles for an area of ​​24.1 square meters. m. “Shelepikha”, like “EvoPark Sokolniki”, will be completed in the second quarter of 2026.

3. Residential complex “Mangazeya on Rechnoye” – from 11.7 million rubles

Third place went to the residential complex “Mangazeya na Rechnom”, a project, as the name suggests, by the developer “Mangazeya”. This is a large-scale complex near the Northern River Port, located in the Left Bank District in the north of the capital. In “Mangazeya na Rechnom”, 610 thousand square meters of real estate will be built: 18 buildings with a height of 10-68 floors, consisting of five blocks. The houses are planned to have more than 5 thousand apartments with an area of ​​25-125 square meters. The project will be implemented in five stages. In the first stage, two buildings with a height of 12 and 23 floors will be built. The houses are designed to have 602 apartments with an area of ​​25.7-101.3 square meters. Apartments cost from 11.7 million rubles for a studio of 25.7 square meters. m. This stage will be completed in the third quarter of 2027.

4. Cityzen and Veer residential complexes – from 11.8 million rubles

Fourth place is shared by two projects of MR Group – Cityzen and Veer. The first of them is being built in the Pokrovskoe-Streshnevo district (North-West Administrative Okrug). Cityzen includes 726 thousand square meters of real estate. These are buildings from 4 to 48 floors high. The complex is being implemented in urban blocks, when several buildings form a closed courtyard. The first stage includes the Parus and Volna urban blocks, which together consist of nine buildings with 10-48 floors. There are 1,574 apartments with an area of ​​17.9-110.7 square meters. Apartments cost from 11.8 million for a studio of 21.8 square meters. The first stage will be commissioned in the third quarter of 2027.

Veer is being built in the Mozhaisk district (ZAO). This is an even larger project: its total area reaches 1.6 million sq. m. The complex is also being implemented in urban blocks. The first of them includes five buildings with a height of 22-59 floors. The buildings are planned to have 1843 apartments of 20.5-158.7 sq. m. To purchase housing, as in Cityzen, you will need at least 11.8 million rubles. But here the studio is smaller – 20.8 sq. m. The first stage will be completed a year later than in Cityzen – in the third quarter of 2028.

5. Residential complex “Sreda on Lobachevskogo” »

The rating is closed by the residential complex “Sreda on Lobachevsky”, the starting project of the business-class housing developer “Sreda”, created by the PIK group in 2024. This complex, like Veer, is being built in the west of Moscow, but in a different area – Ochakovo-Matveevskoye. The project plans to have eight buildings with a height of 13 to 27 floors. The first stage includes four buildings with a height of 13-27 floors. The buildings are designed to have 535 apartments with an area of ​​23.5-124.6 sq. m. The price of housing starts from 12 million rubles for a studio of 23.5 sq. m. The first stage is scheduled to be commissioned in the second quarter of 2027.
