New trends have appeared in the suburban luxury housing market of the Moscow region and old trends have intensified: ready-to-move-in houses, home ownership for paid roads and modern architecture. The Elite.ru portal talks about these and other notable trends in the suburban market of expensive housing in the Moscow region. The article uses data from the Metrium company.

Growing demand for turnkey houses

Buyers become committed to the finished product. In a budget of $7 million or more, 90% of requests are received for the purchase of mansions ready for living. These are houses with decoration, furniture, textiles, decorative items and even dishes.

In the price segment from 300-500 million rubles, the popularity of furnished housing is also growing. Options with ready-made design solutions are in demand, but the owners purchase furniture, other interior items and decor themselves. In addition to finishing, such mansions are often equipped with kitchens and dressing rooms.

In a budget of up to 200 million rubles, they also strive for ready-made houses, but there are not enough of them on the market. However, in this segment they can purchase housing without renovation, if it is located on liquid plots (area 12-20 acres) in Novaya Riga or Rublyovka.

“The main request of buyers today is saving time,” explained Anna Radjabova, director of luxury real estate management at Metrium Premium. According to her, the owners are not ready to develop a project for a long time, wait for the completion of repairs and ordered furniture. Clients look at a mansion, decide whether they like or dislike the finished design, and buy a home. Therefore, developers do not even offer houses without renovation, but only open sales of the finished product.

Demand for mansions near toll roads

The opening of a new toll road in Moscow last September caused an increase in demand for “fences” in the western direction. The six-lane highway leads from the Moscow City International Business Center along the Belorussian direction of the Moscow Railway and to the intersection of the Moscow Ring Road with Molodogvardeyskaya Street, turning into a toll bypass of Odintsovo, a backup of the Minsk Highway. The journey from the business center to the Moscow Ring Road takes 15 minutes, which is three times faster than before.

In October, the number of requests for home ownership along the toll backup of the Minsk Highway was twice the average for the previous 12 months. Even houses that had been on the market for several years found buyers.

Modern style is in fashion

Most buyers now prefer a modern style of architecture. About 70% of requests contain such a wish. The modern style is distinguished by straight lines of facades, large panoramic windows, minimalism in the exterior and interior of the house, a combination of natural and industrial materials, “playing” with the shapes of the building rather than its decor. At the same time, the demand for neoclassical architecture continued – the second most popular architectural request, accounting for about 30%. In neoclassical mansions, the emphasis is on references to historical styles, the symmetry of the facade, and the ornamentation of house details.

Interest in working kitchens

In addition, buyers have become increasingly interested in having a working kitchen. This is due to the desire to save time while maintaining the possibility of a wide choice of dishes, as well as considerations of prestige.

Typically, a working kitchen is a special room in the basement and technical floors of a mansion or in a separate house. It is equipped with professional equipment, powerful hoods, sophisticated appliances, large refrigerators and freezers. The working kitchen is used for cooking by cooks who work in the house permanently or by invitation for special occasions – holidays, birthdays. Some country home owners invite chefs from their favorite restaurants.

At the same time, the presence of a working kitchen does not negate the need for a master kitchen, where residents of the cottage can prepare their own food and drinks. Such a kitchen is equipped with conventional consumer appliances, as well as more expensive furniture.

Strengthening of “spot” developers

The share of companies engaged in spot development is increasing. In 2023, supply from similar developers increased by 20%. Unlike developers, such companies do not implement complex projects of settlements with a unified architectural concept, infrastructure facilities, and landscaping. Developers create a separate household according to an individual project, including custom-made ones, and sell it. At the same time, customers are offered a more “customized” product, which takes into account all current customer requirements.
