The demand of home buyers in the primary market has shifted from new buildings at the “foundation pit” stage to projects in which keys can be obtained immediately after the transaction

For a long time, home buyers on the Moscow new-build market have chosen mainly projects at the excavation stage. The prices in the complexes at the start were lower by up to 40%, and it was possible to save significantly by waiting for the completion of construction. But now the situation has changed dramatically. You still need to wait for years. But you won't be able to buy it much cheaper. After the reform of shared construction, the scheme of work of developers has changed. And the price difference between houses in the initial and final stages fell by half. Therefore, the demand naturally shifted to finished projects in which you receive the keys to the apartment immediately. The self-isolation regime also influenced this. In conditions of uncertainty, everyone wanted only reliability and absence of risk.

Moreover, recently there has been a tendency to move away from the previously traditional for the primary market of apartments in concrete. On the one hand, people “gorged on” the renovation, on the other hand, today developers, fighting for a buyer, are actively offering housing with finishing. First, this trend manifested itself in the comfort class, and then in other price segments. Buying renovated housing is profitable. Finishing from the developer through centralized work and bulk purchases of building materials is cheaper. In addition, the cost of finishing can be included in the body of the loan. But, most importantly, a housewarming party can be celebrated almost immediately after buying an apartment, and not wait for it for several years.

The Elitnoe.ru portal has selected new buildings on the primary real estate market in Moscow, the delivery of which is scheduled for the current year. All these projects correspond to modern trends: apartments in them can be bought with finishing, there is a landscaped area and a developed internal infrastructure. And, most importantly, all three new buildings are popular with buyers. The latter actively vote for them with a ruble: two residential complexes are among the best-selling projects in Moscow in the business class, and the third is one of the leaders in the premium segment.

Event is part of a multi-class quarter in Ramenki

The “Event” complex is being built in Ramenki in the west of the city. This is part of the new district from the Donstroy company, which also includes the Ogni comfort class project and the Reka premium house. The concept was developed by the British bureaus LDA Design and UHA London. The first stage of “Events” consists of three buildings with a height of 8 to 25 floors, the second – a building with 13-36 floors. A supermarket, shops, cafes and service centers will be opened on the ground floors. They will beautify the inner courtyard spaces.

In two phases there are 1.5 thousand apartments ranging from 32 to 170 sq. meters. Housing in the complex is rented out without repair or with turnkey finishing. In the first case, the cost starts from 10.8 million rubles for a studio with an area of ​​32 sq. meters, in the second – from 14.7 million rubles for a “odnushka” area of ​​43.1 sq. meters. The first stage will be completed in October-December this year, the second – at the end of 2023.

Metropolia – towers-megalopolises near the Third Transport Ring

Metropolia is located on Volgogradsky Prospekt in the South-Eastern District. The developer is MR Group, and the Speech bureau worked on the architecture. They are named after the parks: Hyde Park Tower, Gorky Park Tower, Imperial Park Tower, Regents Park Tower, Mirabel Park Tower, Victory Park Tower, Central Park Tower, Petrovsky Park Tower, and Royal Park Tower. Each tower has its own entrances, lobbies, parking lots and staff. In addition, this is the first quarter, where an intelligent system will combine security services (CCTV video surveillance and security), access to the territory (by card or via smartphone/by reading the car number) and service services, providing access to them through the Prime Park mobile application … With the help of it, residents will be able to call an employee of the management company, book a table in a restaurant, order guest passes, use the Valet parking service and much more.
