At the same time, almost a quarter of the demand was provided by just five complexes. 1. Residential complex “Ostrov” – 1540 DDU

The leader was “Ostrov”, built by the Donstroy company in the southern part of the Mnevnikovskaya floodplain in Khoroshevo-Mnevniki (SZAO). 1,540 apartments were sold in the complex, which amounted to 5.7% of the number of transactions on the primary business class market of the capital. In total, 1.5 million square meters will be built within the “Island”. meters of real estate, the height of the houses is up to 23 floors. The implementation is carried out in quarters, the first two of which were completed at the end of 2023. Five more blocks are being built with commissioning dates in 2024-2026. 2. LCD “Symbol” – 1341 DDU

Another project of Donstroy, “Symbol” in Lefortovo (South-Eastern Administrative District), is slightly behind “Island”. 1,341 apartments were sold in the new building (market share – 5%). The total area of ​​the complex is the same – 1.5 million square meters. meters, but the height of the houses is greater – up to 28 floors. Construction is also being carried out in blocks. But they began to rent them out earlier, back in 2018. Now four are ready, two more are being built with delivery in 2025. In total, the project already has more than 10 thousand apartments with an area of ​​21-160 square meters. meters. There are 357 lots to choose from, either unfinished or with it. Apartments cost from 10.1 million rubles (17.1 sq. meter studio), apartments – from 14.3 million (29.7 sq. meter studio). The most affordable option with finishing is a three-room apartment of 77.5 square meters. meters for 38.9 million rubles.

3. LCD Shagal – 1230 DDU

Then comes Shagal from the Etalon group, being built in the Danilovsky district (Southern Administrative District). The results of 2023 in the project are 1230 transactions (market share – 4.6%). The complex is also large-scale, but slightly inferior to the previous two in volume – it has 1.4 million square meters. meters of real estate. However, it is superior in height – up to 29 floors. The first houses were commissioned at the end of 2023, the rest, currently under construction, will be commissioned in 2024-2025. About 3.5 thousand apartments with an area of ​​27-203 square meters are planned in three phases. meters, of which 518 are on sale. 4. Zilart residential complex – 1018 DDU

The fourth place was taken by Zilart, located next door to Shagal, from LSR Group. In this complex, 1018 equity participation agreements were concluded (market share – 3.8%). The construction area of ​​“Zilart” is the same as “Island” and “Symbol” – 1.5 million square meters. meters. But the height of the buildings here already reaches 40 floors. The first houses were completed in 2018. Today the Zilart Grand house is being built, which will be commissioned in the fourth quarter of 2025. 5. Residential complex “Metropolia” – 933 DDU

Fifth place went to Metropolia, where 933 apartments were sold (market share – 3.5%). The developer MR Group is building this complex in the Yuzhnoportov district (SEAD). The block has 22 towers up to 30 floors high. The first houses were commissioned in 2021, and the entire project will be completed by the end of this year. In Metropolia, 5.9 thousand apartments and apartments are planned without renovation or with pre-finishing. Buyers can choose from 321 lots. The cost of apartments starts from 12 million rubles. A studio of 26.7 square meters will cost this amount. meters with pre-finishing.
