In the summer of 2024, Moscow's primary market for expensive housing was replenished with four new projects, calculated the analytical center “Real Estate Market Indicators Irn.ru”. In particular, three premium complexes and one elite complex were released. The premium new buildings are located in the prestigious west, near large green areas, and the elite one is in the center, near the Moscow River. Experts from the portal “Elitnoe.ru” decided to tell in more detail about the new “elite” projects and their prices.

Hideout – skyscrapers with a bridge

Dominanta has begun implementing the premium complex Hideout. This is the first independent project of the company, which previously mainly acted as either an investor or a management company for various properties. Hideout will be built in Ramenki in the west of Moscow, in the Third Transport Ring area and approximately 100 meters from the Setun River Valley nature reserve. It will be a large – 83.2 thousand square meters – high-rise complex, including two towers of 34 and 49 floors. The high-rises are connected by a bridge at the height of the 22nd floor. The architectural solution was developed by the Kamen bureau.

In total, 665 apartments with an area of ​​34-247 sq. m are planned in the skyscrapers. All housing is designed in the Euro format, it includes from one to four bedrooms. In apartments with two or more bedrooms, two or three bathrooms are assumed. Among the unique options are two-level housing with a patio on the 23rd floor, “floating” apartments with radius windows located in the side parts of the bridge and penthouses with 6.35-meter ceilings. All housing is rented out with a “white box” finish. According to the data on the developer's website, 157 apartments with an area of ​​34-143 sq. m and a price from 22.5 million to 109 million rubles are on sale. The price per square meter varies between 569.5-820 thousand rubles. Buyers will have to wait for the keys until the second quarter of 2028.

“Rodina Park” – from townhouses to high-rises

The next premium complex, Rodina Park, is being built by the Rodina Group. Like Hideout, it is being built near the Setun River Valley, in the west, but in a different area, Mozhaisk, near Aminyevskoye Highway. This complex is even larger, with a total area of ​​110,000 square meters, and includes three buildings of 11-19 floors and two towers of 34 and 35 floors. The project was completed by Unk project.

In the first stage, three buildings will be built on 37 thousand square meters. They are planned to have 308 apartments with an area of ​​41-214 square meters, including 15 two-story townhouses with exploitable roofs and front gardens. For sale are 56 apartments with an area of ​​41-83 square meters. They cost 22.3-42.9 million rubles per lot and 485.1-653.1 thousand rubles per square meter. “Rodina Park” is planned to be completed earlier than the previous complex. The first stage will be completed in the fourth quarter of 2026, the entire project – in the first quarter of 2027.

“House of Horizons” – a chamber house

The third premium project, launched this summer, is the most intimate. “House of Horizons” from Touch will appear, like the two previous complexes, in the Western District. The area is Krylatskoye, near Marshal Zhukov Avenue and next to the Park of Stars, Krylatskoye and Moskvoretsky Parks. The total area of ​​the house is 22 thousand square meters, the height is 27 floors. The developer developed the architectural appearance of the tower together with the Kleinewelt Аrchitekten bureau.

The building is designed for 142 apartments, including seven penthouses on the two upper floors. The areas of housing vary between 44-186 sq. m. Currently, buyers can choose from 123 lots with an area of ​​44-142 “squares”. The apartments are estimated at 31.9-110.1 million rubles. The price per square meter starts from 663 thousand and reaches 845.4 thousand rubles. The tower will be commissioned in the fourth quarter of 2027.

“Frunzenskaya Embankment” – a block of low-rise buildings

The elite complex “Frunzenskaya Embankment” completes the selection of new projects in the expensive segment. The developer Sminex is building it between the embankment of the Moscow River of the same name and Komsomolsky Prospekt in Khamovniki, in the center of Moscow. The new building, designed by the bureau “Tsimailo Lyashenko and Partners”, consists of 11 buildings with a height of 5-13 floors and a total area of ​​74.9 thousand square meters. The buildings include 357 apartments.

The first stage will include four 10-13-story buildings with an area of ​​53.4 thousand square meters. They are designed to have 216 apartments with an area of ​​55-528 square meters. There are options with 7-meter ceilings, terraces, patios and swimming pools, as well as penthouses, city houses and villas. There are 184 lots for sale with an area of ​​58-442 square meters. The cost of apartments ranges from 140.6 million to 1.9 billion rubles, the price per square meter – from 2 million to 4.4 million rubles. The first stage will be completed in the third quarter of 2027.
