In the first half of 2024, Moscow developers sold 20 penthouses in nine projects on the premium and elite new buildings market in Moscow, according to calculations by Sminex. Experts from the Elitnoe.ru portal decided to compile a rating of the capital's districts by the number of transactions with this real estate format. Presnya “won” with 30% of purchases, the share of other districts – they are also located in the Central Administrative District, in the prestigious west or in the North-Eastern Administrative District – amounted to 20 to 5%. In addition, we will tell you about the complexes where penthouses are in demand.

1. Presnensky district – 30% of purchased penthouses

The most popular area among penthouse buyers was Presnensky in the Central District. Presnya accounted for almost a third – 30% – of penthouses purchased in the first half of 2024. These are six lots, half of which were purchased in the elite Tishinsky Boulevard quarter (pictured). It is being built by Sminex in the Belorussky Railway Station area. The project includes 14 buildings ranging in height from 3 to 24 floors. The buildings have 592 apartments with an area of ​​45-243 sq. m, including 36 penthouses with an area of ​​90-273 sq. m: one-story and two-story, with a chimney for installing a fireplace and terraces. According to the developer's website, 256 apartments are on sale, 15 of which are penthouses priced from 221 million rubles for an area of ​​118 sq. m. m. The project will be implemented in several stages, the first houses will be commissioned in the third quarter of 2027.

The remaining three transactions took place in premium projects: in SkyView, where two penthouses were purchased, and in Life Time with one such purchase. SkyView was built by the specialized developer KinoCenter on the site of the demolished Solovei cinema center near the Krasnopresnenskaya metro station. The complex includes four 20-story towers, in which 304 apartments with an area of ​​44-469 sq. m are planned, including eight penthouses with terraces on the exploited roof: two on the top floor of each tower. The areas of the penthouses vary between 367-469 sq. m. There are 70 apartments and one penthouse of 467 sq. m under implementation, which costs 707.5 million rubles. SkyView was completed in early August 2024.

Life Time is located approximately 1.5 km from SkyView, closer to the Krasnogvardeyskie Prudy Park. This is another project by Sminex. It consists of six buildings with a height of 11-23 floors. There are 511 apartments with an area of ​​50-309 sq. m, of which 28 are penthouses with fireplaces and terraces. There are 340 apartments for sale, including 26 penthouses priced from 182 million rubles for an area of ​​108 sq. m. Buyers will have to wait for the keys until the second quarter of 2026.

2. Marfino – 20% of transactions

Next comes Marfino, a district in the north-eastern part of Moscow. 20% of penthouse transactions took place here. Four such properties were purchased, all located in the premium complex “Dostizhenie”, which is also being built by Sminex near the Ostankino TV tower. The building, from 22 to 28 floors high, includes 1,214 apartments with an area of ​​24-206 sq. m. Among them are penthouses with terraces. The developer is selling 107 apartments, four of which are penthouses. Their prices start at 44 million rubles for an area of ​​63 sq. m. The building is planned to be completed in a month: by the end of September 2024.

3. Filevsky Park and Ramenki – 15% of purchases each

Third place in demand for penthouses was shared by the Western District districts – Filevsky Park and Ramenki, in each of which three transactions were concluded. In Filevsky Park, such housing was purchased in the premium project Famous (in the photo), in Ramenki – in the complex of the same class “Reka”. Famous is being built by MR Group near the Fili metro station. This is a 58-story skyscraper, including 500 apartments with an area of ​​34-119.1 sq. m. The 57th floor is allocated for penthouses with an area of ​​42 to 90 sq. m. The buyer has 30 apartments to choose from, there are no penthouses among them. The tower will be completed at the end of this year.

The Reka complex is being built by the Donstroy company near the Ramenka River. The project consists of three buildings up to 16 stories high. In total, the buildings are planned to have 434 apartments with an area of ​​54-356 square meters, including penthouses. There are 50 apartments on sale. Five of them are penthouses. To purchase such housing, you will need at least 154.1 million rubles for an area of ​​210 square meters. Two buildings have already been built, the third will be completed in the fourth quarter of 2026.

4. Zamoskvorechye – 10% of purchased penthouses

Then comes Zamoskvorechye in the Central Administrative District, where two penthouses were purchased, which made up 10% of all transactions with similar lots in the first half of 2024. Both transactions took place in the premium club house Vernissage, the first project of the Ziggurat company. It is being implemented in the Paveletsky railway station area. The building includes 26 apartments with an area of ​​445-203 sq. m, including two penthouses. Three lots are up for sale, there are no penthouses among them. The house will be completed in the fourth quarter of 2024.

5. Tverskoy district and Khamovniki – 5% of transactions each

The rating is completed by two districts, sharing the fifth place with a result of 5% or one purchased penthouse each. These are Tverskoy District and Khamovniki, both located in the center of Moscow. In the first location, the penthouse was purchased in the elite complex “Bolshaya Dmitrovka IX” (in the photo), in the second – in the elite club house “Obydensky No. 1”. “Bolshaya Dmitrovka IX” was built by the company “Ingeocenter” near the Kremlin. The project includes three six-story mansions: the restored “Istoriya” and the new “Svet” and “Poroda”. The houses have 90 apartments with an area of ​​49-533 sq. m, including penthouses with terraces of up to 200 sq. m and an exit to the exploited roof. Sales are closed. The houses were commissioned in January and February 2024.

The Obydensky No. 1 building is being built by Sminex near the Cathedral of Christ the Savior. The six-story building has 26 apartments measuring 94-497 sq. m, including four penthouses. The offer includes six apartments and two penthouses. The latter are estimated at 2.6 billion and 3.1 billion rubles for an area of ​​349 and 433 sq. m, respectively. The building is expected to be commissioned in the first quarter of 2026.
