In the first half of 2024, the Moscow department of Rosreestr registered 45 thousand equity participation agreements with apartments, which is 1.8% less than in the first half of 2023. The dynamics of demand directly depended on changes in state mortgage programs. At the beginning of the year, sales decreased relative to the end of 2023, and closer to the middle they significantly exceeded last year’s figures. According to Level Group estimates, the top 5 developers with the maximum volume of housing sales in the capital accounted for 17.6 thousand lots. Experts from the Elite.ru portal decided to talk in more detail about the leaders, their projects and their prices.

PIK Group – 8.8 thousand lots

The first place in the rating was traditionally taken by the PIK group of companies, which has been operating since 1994 and specializes in comfort-class housing. In addition, in 2021, it created the business- and premium-class housing developer Forma, and this year – the business-class housing developer Sreda and the premium segment developer Mono. In the first half of 2024, PIK sold about 8.8 thousand lots. But over the year, it has noticeably lost ground, selling 34% less than in the same period of 2023.

The group, according to data on its website, is building 45 complexes, 38 of which are under the PIK brand. These are mainly comfort class projects and a few business class ones. In total, 9.8 thousand apartments and apartments are put up for sale. Prices start from 5.1 million rubles for a studio of 21 square meters. m.

Five complexes – Republic (pictured), Moments, Forst, Portland and Soul – are being built under the Forma brand, two more – “Sreda on Lobachevsky” and “Sreda on Kutuzovsky” – under the Sreda brand. In the projects of the developer Forma, 574 apartments are sold at prices starting from 13.1 million rubles for a studio with an area of ​​26.5 square meters. m. In the Sreda complexes there is a choice of 363 apartments. The purchase will cost at least 12.1 million rubles for a studio of 23.5 square meters. m. No projects have been released under the Mono brand yet, the first should be Mono Kami.

LSR Group – 2.7 thousand lots

The second place, with a strong lag, was taken by the LSR Group, which began working in the real estate market even earlier than PIK – in 1993. In the first half of 2024, the developer sold about 2.7 thousand lots. At the same time, the number of transactions of this company, like the other four included in the rating, has increased noticeably, in contrast to the leader. LSR Group increased sales by 54% year-on-year.

The group is building six complexes. One of them is the comfort-class project “Rays” with an offer of 1.4 thousand apartments starting from 7.1 million rubles (studio with an area of ​​21.9 sq. m). The remaining complexes belong to business class, including Zilart (pictured), Obrucheva, 30, Parkside, Wave and Dmitrovskoe Nebo. They have a choice of 3.8 thousand lots. Prices start from 8.2 million for a studio measuring 20.6 square meters. m.

Level Group – 2.3 thousand lots

In third place is the Level Group company, founded in 2016. Over six months, the developer sold 2.3 thousand lots in its projects, which is 53% more than in the first half of 2023.

The company is constructing 11 complexes. Among them are four comfort-class projects (“Level Zvenigorodskaya”, “Level Yuzhnoportovaya”, “Level Nizhegorodskaya” and “Level Seligerskaya”) with 873 lots and prices starting from 7.4 million rubles for a studio with an area of ​​19.2 square meters. m. In the “Level Michurinsky” complex, the houses belong to the comfort and business classes. They sell 208 apartments costing from 11.9 million rubles per studio of 22 square meters. m.

Four complexes are business class. These are “Level Akademicheskaya” (pictured), “Level Streshnevo”, “Level Baumanskaya” and “Paveletskaya City”. They offer 228 apartments. To purchase you will need a minimum of 8.8 million rubles. This is how much a studio with an area of ​​21.5 square meters costs. m. The remaining two complexes – “Savvinskaya, 17” and “Savvinskaya, 27” – They are building in the elite class, this is Level Group’s debut in the elite segment. In total, they offer 19 lots, the price starts from 167.4 million rubles for a three-ruble note on 77.7 sq. m. m.

MR Group – 2 thousand lots,

The fourth place is taken by MR Group, which has been operating since 2003. The developer is also developing the luxury housing brand MR Private. The company sold 2 thousand lots in the first half of this year. Compared to January-June 2023, the number of transactions increased by 50%.

MR Group is building 15 complexes, 12 of them under the MR Group brand. Among them, seven complexes belong to business class: Veer, Cityzen, Symphony 34, City Bay, Metropolia, Seliger City and Paveletskaya City. They sell 2.4 thousand apartments. The cost starts from 11.6 million rubles (studio of 22.6 sq. m).

Five more complexes are premium. These are Jois, Mod, Slava, Noble and Famous. There are 394 apartments to choose from, priced from 15.6 million rubles (22.6 sq. m studio). The remaining three projects are being implemented under the MR Private brand: Nicole, Luce and Forum. They are conducting closed sales.

Donstroy – 1.8 thousand lots

The Donstroy company, created, like the PIK group, in 1994, closes the top five leaders. From January to June 2024, the developer sold 1.8 lots. This is 49% more than for the same period in 2023.

Donstroy is building six facilities. There are no apartments for sale in the comfort-class complex “Ogni”. The business-class complexes “Symbol” and “Event” offer 628 apartments and apartments. Housing costs from 14.2 million rubles for a studio of 35.9 square meters. m. In a complex with business and premium class houses “Ostrov”, the offer includes 351 apartments at a price of 19.4 million rubles for a studio with an area of ​​29.2 sq. m. m.
