At the beginning of 2022, two projects on Yakimanka became the leaders in demand: Zolotoy and Lavrushinsky, as well as the Roza Rossa complex in Khamovniki

From January to March 2022, about 100 apartments and apartments were bought in the elite new buildings of the capital under equity participation agreements. Zolotoy is a quarter of club houses on the Golden Island

The best-selling elite-class project was Zolotoy, where 904 sq. meters of housing (14.5% of the total volume in the elite class for three months). The quarter is being built opposite the Kremlin on the island of Balchug, which is also called the “golden island”. The project was developed by the Speech bureau. “Zolotoy” consists of club houses up to six floors high: historical, which have been restored, and new ones.

Lavrushinsky is a project at the Tretyakov Gallery

The second place in terms of sales was taken by Lavrushinsky, where 857 sq. meters of housing (13.7% of the total). This is the “neighbor” of the “Zolotoy” in the area, located near the Tretyakov Gallery. It is also related to the previous quarter by the author of the architectural project, the Speech Bureau. However, the construction here is completely new. There are three houses, and they are higher: up to 14 floors. They will also build buildings with villas and retail buildings.

There are more apartments in this complex: 153 apartments for 65-479 sq. meters. There are options with fireplaces, one-level penthouses and four duplex penthouses with fireplaces, pools and terraces, as well as six villas. As of December last year, 26 apartments were bought, or 17% of the total. Average price per sq. meters is 2.7 million rubles.

The complex will have a fitness club, a 25-meter swimming pool, a sauna, a hammam and a hot-tub, a beauty room with a lounge area and a games room. Underground parking is designed for 279 cars. A yard-park will appear on the territory with walking routes along the stream, areas with benches by the pond, green rooms, a yoga area and chairs with tables near the dry fountain. Equip a workout zone and a playground. The project is new, Sminex brought it to the market last summer. Lavrushinsky will be completed in two years, in April-June 2024.

Roza Rossa – complex with a boutique hotel in Khamovniki < p>Rounding out the top three is Roza Rossa, a project of a completely different format – a hotel and apartment complex located in Khamovniki. The house sold 843 sq. meters of real estate (13.5% of the total). The architectural design of the complex, as well as the interior design of the apartments, was carried out by Lissoni & partners. This is a reconstructed historic building from 1929. The height of the house reaches six floors.

The complex has 120 apartments with an area of ​​25-295 sq. meters, including eight penthouses with terraces. The apartments are rented out with White mood decoration in the spirit of Italian minimalism, ready-made kitchens and bathrooms. Sales started in 2017. As of December 2021, 129 out of 153 non-residential premises were purchased. Average price per sq. meters here is three times lower than in Lavrushinsky. A “square” costs 857,000 rubles on average.

Roza Rossa will also host a boutique hotel managed by the Metropol Hotel Moscow, which will also provide services to apartment owners. Residents will be able to enter through the main entrance of the hotel or through separate entrance groups. It will be possible to use the SPA-zone with a swimming pool and fitness, boutiques, restaurants and bars, meeting rooms. On the underground floors there is parking for 99 cars. The yard is landscaped. Construction is being carried out by KR Properties, which planned to hand over Roza Rossa before April this year.
