Experts from the Elite.ru portal talk about the five most expensive new buildings in the capital by total supply cost. In total, they sell 350 apartments and apartments, the sale of which will bring developers 130.4 billion rubles. The article uses data from the Nika Estate company.

1. “Lavrushinsky” at the Tretyakov Gallery – 60.4 billion rubles

The leader was Lavrushinsky, which the Sminex company is building near the Tretyakov Gallery. The project includes three residential buildings: the eight-story “Central”, 14-story “East” and “West”, as well as six villas. The houses are designed for 165 apartments with an area of ​​65-479 square meters. m. This includes apartments on the penultimate floor with 4-meter ceilings and fireplaces, as well as penthouses with 8-meter ceilings, fireplaces, terraces and swimming pools. Villas with an area of ​​133-660 sq. m. include patios, terraces and swimming pools. There are 150 apartments for sale, costing a total of 60.4 billion rubles. “Lavrushinsky” will be commissioned at the end of this year.

2. “Chamberlain” on Tverskaya – 20.9 billion rubles

The next, but far behind, is “Kamerger” by developer Engeo Development. The complex is being implemented near Tverskaya Street and consists of five mansions up to seven stories high: renovated and new. The houses include 40 apartments with an area of ​​69-448 sq. m. There are options with terraces, two-story lots with a separate entrance, penthouses with terraces and an exit to the roof. All apartments are sold with finishing. About 40 lots are on sale, which can bring the developer a total of 20.9 billion rubles. The Kamerger is scheduled to be completed in the third quarter of 2025.

3. “The Cherry Orchard” in Ramenki – 19.7 billion rubles

Third place went to The Cherry Orchard, a complex from AB Development on the territory of the Mosfilm film concern, in Ramenki. The project includes 11 buildings ranging from 8 to 14 floors in height. They are designed for 440 apartments ranging from 55 to 661 square meters. m, including housing with patios on the ground floors and penthouses with 4-meter ceilings and terraces. Housing is rented in shell & core or finished in three styles: Metropolis Luxury, Metropolis Elegance and Metropolis Classics. The project is being implemented in three stages. Currently on sale are lots from the third phase and the remainder from the second, which in total amounts to more than 60 apartments. They are estimated at 19.7 billion rubles. Two stages of the complex have already been commissioned, the third will be completed before the end of 2024.

4. “Ilyinka, 3/8” near the Kremlin – 15.9 billion rubles

The fourth place went to another project of the developer Sminex – “Ilyinka, 3/8”, which is located on the site of the historical Warm Trading Rows near the Kremlin. The complex includes seven houses with a height of 3-4-5 floors. These are restored mansions and new ones. The project has 58 apartments of 40-230 square meters and two three-story mansions of up to 678 square meters with a separate entrance, fireplaces and 6-meter ceilings. There are penthouses with fireplaces, 6-meter ceilings and terraces, and ground floor lots with patios. There are approximately 40 apartments for buyers to choose from. Their implementation could bring 15.9 billion rubles. Commissioning of Ilyinka, 3/8 is scheduled for the end of 2024.

5. Cult at Oktyabrskaya metro station – 13.5 billion rubles

Rounding out the top 5 is the Cult complex – reconstruction of the Soviet hotel “Warsaw” near the Oktyabrskaya metro station. The developer is Gravion. She built a nine-story building on the site of the hotel with 91 apartments ranging from 27 to 194 square meters. m. There are penthouses with 4.5-meter ceilings, fireplaces and terraces. Lots are available with finishing in neoclassical and minimalist styles, plus Light and Dark options. There are about fifty apartments for sale. Their total budget is 13.5 billion rubles. The house is planned to be completed in the second quarter of 2024.
