Developers are actively launching new projects near green areas in Moscow. Just since the beginning of 2024, nine new buildings have started near the parks, the VSN Group company calculated. Experts from the Elite.ru portal talk about these complexes, prices in them and park spaces nearby. Let's start with the most affordable projects – at the minimum cost of apartments and apartments – and move on to more expensive ones.

“EvoPark Sokolniki” – from 8.1 million rubles

This year, the Osnova group of companies introduced a new brand, EvoPark, to the Moscow market, which involves placing houses near park areas. As part of the brand, the developer has already launched two business class apartment complexes. The first was EvoPark Sokolniki, being built in the Preobrazhenskoye district (VAO) near Sokolniki Park. Project for 41 thousand square meters. m includes two buildings with a height of 13-19-20 floors. The buildings contain 555 apartments ranging from 24 to 171 square meters. m. Purchasing apartments will cost at least 8.1 million rubles. The houses are planned to be put into operation in the second quarter of 2026.

“EvoPark Izmailovo” – from 8 .2 million rubles

The second complex within EvoPark is EvoPark Izmailovo. It, like EvoPark Sokolniki, is located in the east of Moscow, but in a different area: in Perovo, near Izmailovsky Park. The complex consists of nine buildings with 14-15 floors: one building contains comfort-class housing, which is being implemented under the renovation program, and eight others have business class housing. The buildings include more than 5 thousand apartments with an area of ​​25-125 square meters. m. The average price per square meter is 377.5 thousand rubles, the minimum purchase budget is 17.4 million rubles. The project will be implemented in five stages, the first will be completed in the third quarter of 2027.

“New Academicians” – 20.5 million rubles

Developer Glavstroy has begun sales in the premium residential complex “New Academicians”. It will be built in the Kotlovka district (South-Western Administrative District) near the Cheryomushki-Znamenskoye estate. In the complex of 140 thousand sq. m. m there are sections of variable number of floors from 2 to 39 floors. A total of 784 apartments with an area of ​​35-289 square meters are planned. m. Dominanta has launched the premium residential complex Hideout. Like My Address on Vernadsky 12B, it is located in Ramenki (ZAO), but closer to another nature reserve, Setun River Valley. Hideout includes 83.2 thousand square meters of real estate: two skyscrapers with a height of 34 and 49 floors. The towers contain 665 apartments with an area of ​​36-280 square meters. The average price per square meter is 629.3 thousand rubles. Apartments cost from 23.2 million rubles. Construction of the houses will be completed in the second quarter of 2028.

“Rodina Park” – from 26 million rubles

The next residential complex was launched by the Rodina Group. This is the premium Rodina Park. Like Hideout, it is being implemented near the Setun River Valley nature reserve, but in a different area – in Mozhaisky (ZAO). The total area of ​​the project is 110 thousand square meters. The project will include two skyscrapers with 34 and 35 floors, as well as three houses of varying heights from 11 to 19 floors. The first stage, which includes three houses of varying heights, has 308 apartments planned. The areas vary between 41-214 square meters. The cost per square meter starts from 466.5 thousand rubles, apartments – from 26 million. The first stage is scheduled for completion in the fourth quarter of 2026. The project will be fully commissioned in March 2027.

“Zaryadye” – closed sales

We complete the selection with the project of the company “Kyiv Ploshchad” – a complex of elite class apartments “ Zaryadye”, located in the Tver district (CAO) near the Zaryadye park. These are reconstructed buildings with a total area of ​​38.2 thousand square meters. m and a height of 8-9 floors. The houses include 52 apartments with an area of ​​144-1388 sq. m. m. Sales are conducted behind closed doors. The complex was commissioned in September 2023.
