New residential complexes in Moscow with the most impressive architecture

Skyscrapers with a bridge, a sphinx house, Jenga-style towers, a wave building and other unusual houses

Since the beginning of 2024, Moscow developers have opened sales or reservations in almost four dozen projects. Experts from the Elitnoe.ru portal decided to find among them the most unusual in terms of architectural design, impressive with a bright appearance even at the concept stage, and in the finished form – capable of becoming iconic objects of the entire district and even the city. The selection includes seven new buildings: from skyscrapers with a bridge to club houses with a wave-like shape.

Hideout – towers with a bridge

Let's start the selection with the high-rise complex Hideout in Ramenki (ZAO), the first independent project of the company Dominanta. The start is impressive: the complex is designed with expressive volumes, bold parametric forms and sculpture. The 34- and 49-story skyscrapers are connected by a bridge at a height of 22 floors. “The architecture of Hideout is pure forms without designer embellishment,” said the author of the project Ivan Grekov from the Kamen bureau. According to him, the appearance of the complex stands out not for its excesses, but for the volumes themselves. The plastic façade is a single whole and with its proportions erases classical ideas about the appearance of houses. Up close, the high-rise buildings will surprise you with the “toothy” sculpture of their glass facades.

“New Academicians” – a podium with terraces and towers

Next comes the Novye Akademiki complex, being built by Glavstroy in Kotlovka (South-West Administrative Okrug). An international architectural competition was held for the project, which was won by the Dutch bureau UNStudio. They built the concept on “timeless design”, choosing two main focuses in architecture: comfort and community. The development of the architecture of the house is vertical: on the outside, the podium-facade on the 7-12 floors is made of brick and metal, this is a reference to the heritage of the area. On the inside, the wood texture is used in the cladding of the facade. On the upper floors of the sections, there are apartments with terraces connecting the 36- and 39-story towers. High-rises made of glass and aluminum “dissolve” in the sky. This design is a modern reading of the past, it is built around a park that creates a center for public events and forms a local community.

“House A” – the sphinx house

“Dom A” is being built by the developer “Brusnika” in the Danilovsky District (South Administrative District). The project, developed by the company's workshop, is inspired by the North American architecture of the late 19th and early 20th centuries. The concept is based on strict classical forms, active symmetry, tripartite division of the facade and terracing. At the same time, the building will resemble an ancient Egyptian sphinx. The central element, also known as the “head”, is a 22-story tower. It is framed by two symmetrical nine-story sections (“paws” and “body”), closing the block.

“Mangazeya on Tulskaya” – a house with the battlements of the Kremlin walls

The Mangazeya company is building Mangazeya on Tulskaya in the same Danilovsky district, but, as the name suggests, closer to the Tulskaya metro station. The complex includes two residential towers: the 41-story Silver and 42-story Bronze, as well as a 27-story business center, the Donskaya Tower. According to the concept of IND Architects, each building has its own image with an architectural accent. For example, the Bronze Tower refers to the historical architecture of Moscow – the shape of the Kremlin walls’ battlements.

Shift – houses from modules of the game “Jenga”

Not far from Mangazeya na Tulskoy, in the neighboring Donskoy District (South Administrative District), the Pioneer company is implementing the Shift complex. It is an ensemble of five towers, each 18 stories high. Here, the architects of the Tsimailo Lyashenko & Partners bureau have embodied the principle of modular architecture. The houses are assembled from identical elements, interpreted as elements of the Jenga game, but the compositions obtained with their help are different. “The four towers at the corners,” noted Nikolay Lyashenko, co-founder of the Tsimailo Lyashenko & Partners bureau, “are made in the simple form of a parallelepiped, but due to the corner and façade loggias, they repeat the sculptural form of the main tower.” This calmed the perimeter interacting with the urban environment.

Cityzen – wave house

Cityzen is a project by MR Group, it is being built in the Pokrovskoe-Streshnevo district (North-West Administrative Okrug). It will be a large-scale complex divided into urban blocks, in which several buildings form a closed courtyard. The concept was designed by the Speech bureau. The first stage includes two urban blocks, named Volna and Parus. The first includes four buildings from 10 to 48 floors high, the second – five buildings from 12 to 36 floors high. The highest, 48-story tower will become an architectural dominant. The wave-like shape of this building is a reference to the Skhodnya River, located nearby. The tower stands out with its curved pylons on the end facades and wavy horizontal belts.

Phantom – wave-shaped houses

Wave-shaped houses will also appear in the Phantom project, which Sense is implementing in the Meshchansky District (Central Administrative District). The complex includes three buildings of varying heights, 7-9 stories. One of the buildings faces the Garden Ring, and two more T-shaped houses are located in the depths of the territory. The concept of the project was developed by the London bureau PLP Architecture. The continuous finishing with curved glass, the uneven rhythm of the terraces and the streamlined contour of the facade create an effect of futurism and weightlessness. According to the Chief Architect of Moscow, Sergei Kuznetsov, the image of the wave, which is used at the top of the facades, prevents pressure on the historical buildings and gives the building the status of a work of art.
